What the local housing stock means for your project

Most of what we work on across Solano County falls into three groups, and each one has its own predictable surprises.

Postwar ranch houses have shallow footings, small original electrical services, and interior walls that are load-bearing more often than their thinness suggests. Late-century tract housing is more consistent to work in, but the wall between the kitchen and the family room is very frequently bearing, and truss roofs limit what can be opened up without engineering. Older downtown housing, particularly in Suisun City and Napa, brings previous unpermitted alterations, galvanised supply lines and framing that has been modified more than once.

None of this is a problem, and none of it is unusual. It is simply the reason we survey existing conditions before pricing rather than after, and the reason a written scope of work carries an allowance line for what can reasonably be anticipated in a house of your age and type.
