Additions
An addition is a permitting and foundation problem first and a floor plan second. What the parcel legally allows, what the soil will carry and how the new roof meets the old one all get resolved before a single interior wall is drawn.
Adding square footage is the most regulated work we do, and the regulation is not an obstacle to design so much as the frame design happens inside. There is no point drawing a footprint the parcel cannot legally carry, and no point pricing a foundation before anyone knows what the soil under it is.
So the sequence runs backwards from how people usually imagine it. First the envelope the parcel allows. Then how the new structure will be founded and tied to the existing one. Then how the roof and walls meet, because that junction is where additions leak. Only then the room layout, which by that point has real constraints to be good within instead of imaginary freedom.
It also means a longer front end than a kitchen or a bathroom. Design, engineering where it is needed, plan submittal and plan check happen before any construction, and the review time belongs to the building department rather than to us. What the parcel allows before you draw anything
Three constraints decide whether an addition fits, and all three are checkable against public information before design starts.
Setbacks are the minimum distances from each property line that the zoning for your parcel requires, and they differ front, side and rear. Lot coverage caps how much of the parcel may be built on, which is what usually limits a single-storey addition on a smaller lot. Height and envelope limits govern a second-storey addition, and in some zones a daylight-plane rule effectively slopes the allowable envelope inwards as it rises.
We check all three against your address and the applicable zoning at the outset, along with easements on the parcel, and any homeowners association requirements, which run in parallel with the city and are enforced separately. Where a modest variance would unlock a significantly better plan, we will say so and explain honestly what pursuing it involves in time and uncertainty rather than presenting it as a formality.
Which department reviews the work depends on the address. A Vacaville project goes to the City of Vacaville Building Division; an unincorporated Solano County parcel goes to the county; Dixon, Fairfield, Suisun City, Davis and Napa each have their own. The rules and the queues are not the same, and knowing which set applies is part of what we do at the consultation.

Foundation, framing and the tie-in
New square footage needs a foundation designed for the ground it sits on. That normally means a soils report, and whether one is required is the building department's call rather than ours. Where it is required it is an early, known cost that appears in your estimate, not a mid-project surprise. The report gives the bearing capacity and the expansion characteristics of the soil, which is what the foundation design and the reinforcement schedule are derived from.
Tying a new foundation to an old one is its own detail. The existing footing is often shallower than current requirements, and its depth has to be established rather than assumed. Differential settlement between old and new is the thing being designed against, and how the two are connected — or deliberately not connected — is a decision the engineer makes and the plan set documents.
Above the foundation, the junction between new and existing framing has to carry load correctly and shed water correctly, and those are two separate problems. Where the new roof meets the existing roof or wall, the flashing detail matters more than the framing detail, because that junction is where the great majority of addition leaks originate. It is drawn, not improvised on site.
Existing systems get checked against the new demand as well: whether the electrical panel has capacity for the new circuits, whether the heating and cooling equipment is sized for the enlarged house or needs replacing, and where the new plumbing can reach an existing drain and vent.

Making new work read as one house
The goal is that a visitor cannot tell where the house stopped and the addition started. Whether that is achieved is mostly settled by three things, and none of them is the interior finish.
The first is roof geometry: pitch, eave depth, fascia dimension and how ridges and valleys land. A pitch that is close but not equal reads as a mistake from the street. The second is the plane of the exterior wall — where a new wall is meant to continue an old one, it has to be in the same plane, which constrains the framing and the sheathing thickness. The third is window proportion. New windows with a different height-to-width ratio than the originals will look wrong even when everything else is right, so the proportions are matched on the elevation drawings.
On finishes, we are straightforward about what can and cannot be matched. Stucco textures and most siding profiles can be matched closely. A discontinued brick, a specific historic profile, or fifty years of weathering on an existing finish often cannot. Where an exact match is not achievable, we tell you at design and propose a deliberate transition — a change of plane, a trim break, a considered material change — instead of an imitation that reads as a poor patch.

How do I know if an addition will fit on my lot?
