The scope of work names each assembly and its materials. The finish schedule carries model numbers. Changes exist only as signed change orders. The punch list is walked with you and signed. None of that is glamorous, and all of it is the difference between a project you can hold someone to and one you cannot.

It also means we would rather lose work at the estimate stage than win it on a number that was never real. If your project needs an engineer, a soils report, a panel upgrade or a permit, that appears in the estimate at the start. A bid that leaves those out is not cheaper; it is just less finished.

What is deliberately missing

There is a standard vocabulary contractors use about themselves, and none of it appears on this site: no superlatives about our standing, no rankings, no ratings attributed to nobody in particular, no prizes, no association badges, no figure for years in business and no count of completed projects. Every one of those is unverifiable from where you are sitting, and unverifiable claims are worth nothing on the page where somebody decides who to let into their house.

The substitute is not modesty, it is documents. Ask and we will send current insurance certificates, references you can telephone, and addresses of completed work you can go and look at. Those things survive a check, which is the only property that matters here.
