- Clearances are checked against real appliance widths and traffic paths before a layout is approved.
- Openings in exterior walls and any structural change go into a permit set where the scope requires one.

Four documents decide how a remodel goes
Most of what goes wrong on a residential remodel is settled before anyone picks up a tool. A scope that reads “update bathroom” instead of naming the shower assembly. A cabinet order placed off a drawing rather than off the framed opening. A permit discovered in week three. A change agreed in a hallway and remembered differently by both sides a month later.
So the paperwork comes first. It is not bureaucracy — it is the only thing that makes a schedule and a number mean anything, and it is what to compare when you read competing bids. If a proposal cannot tell you which tile goes where and who is responsible for the ventilation duct, the price on it is not really a price. These four documents exist before we open a wall, and each is yours to read, question and keep.
Issued before demolition

- Names each assembly, the materials in it, what is included, what is expressly excluded, and an allowance line for anything still undecided.
- Finish and fixture schedule
- Model numbers and finishes for tile, cabinetry, counters, plumbing and hardware, agreed before anything is ordered.
- Plan set
- Existing conditions and proposed layout drawn to scale, submitted to the building department where the work requires a permit.
- Change order form
- The only mechanism by which anything is added, removed or altered, priced and signed before the work happens.

Five scopes, and why we keep them separate
A bathroom is a waterproofing problem. A kitchen is a sequencing problem. An addition is a permitting problem. They are priced, drawn and scheduled differently, so each one has its own page rather than a shared paragraph.
Layout changes, cabinetry, counters, tile and appliance rough-ins, sequenced so the trades never wait on each other.
Waterproofing assemblies, tile layout, ventilation and fixture schedules resolved on paper before a wall comes open.
Phased scopes, structural review, systems replacement and a sequence written around whether the household stays in the house.
Setbacks, foundations, framing tie-ins and roof geometry worked out before the permit set is submitted.
Shop drawings, material selection, finishing and site-measured installation for built-ins that have to fit an existing house.
Typical spans are planning ranges for scheduling conversations. The span for your project is set in your written scope of work, once selections are made and the permit path is known.
A 3.0 · Sequence
Seven measures, in the same order every time
The order is not a preference. Inspections have to happen before things are covered up, long-lead cabinetry has to be ordered before the wall it sits against is finished, and the number on your estimate only holds if the selections behind it are settled. Skipping a measure is how a project loses six weeks.

You still have to live here
Nearly all of our work happens in houses people are still living in, and that changes the job. Whether a remodel is tolerable or intolerable is rarely decided by the finish carpentry. It is decided by whether the dust stays where it belongs, whether the driveway is passable, and whether anybody tells you what is happening tomorrow.
- Zippered containment at every opening into the work area, with negative air pressure in the work zone where the scope justifies it.
- Adhesive film or hardboard over floors and stair treads for the duration, not just on demolition day.
- A working-hours window agreed before the first tool comes out of the van, and kept.
- One lead carpenter running the site who answers for what happened today, so you are not coordinating trades yourself.
- Debris removed as it accumulates, final cleaning written into the scope, and a punch list walked and signed with you at the end.
